Common questions

Can residents stay in the building during repairs?
In most situations, yes. We are experienced at working around residents in occupied buildings, and we will walk you through exactly what to expect before we begin.
What is a milestone inspection, and what happens if our building has findings?
A milestone inspection is a mandatory, in-depth structural evaluation required by Florida law for multi-story residential buildings. It was enacted to ensure structural integrity and prevent collapses, and it focuses on critical load-bearing elements and primary structural systems to verify the building is safe for continued occupancy. If your building has findings, we are the company to call. We can repair the findings, and in the rare case we cannot, we will refer you to someone who can.
We have an engineer's report. What is the next step?
Reach out to a contractor like us. Once you send over the engineer's report, we can start putting together a proposal for the repairs.
Do you work with our engineer of record and pull the permits?
Yes. Once we have the information, we coordinate with the engineer for drawings and details, handle documentation and inspections, and pull permits in house when required.
What areas do you serve?
We primarily serve Pinellas and the surrounding counties, and we are always open to expanding our work area.

Warranties

Is the paint warranty pro-rated?
It can be, and that matters. Many paint warranties reduce what they pay by a percentage each year. A failure in year 7 of a typical 10-year warranty might return only 30 percent, and often that covers the paint alone, not the labor, which is the most expensive part. We are glad to review a sample paint warranty with you before you paint so you know exactly what is covered.
How long is the paint warranty?
As a preferred and pre-qualified applicator for most major paint brands, we can offer a 12-year warranty in most cases.
Does your paint representative conduct progress inspections?
Yes. We require these inspections on warranty projects to confirm we are meeting the manufacturer's mandatory requirements, which is what protects your warranty.
What does the roofing system warranty cover if there is a failure?
We offer roofing systems that are not pro-rated and that can even cover building contents in the event of a failure. We will explain how that is possible when we assess your property.
Does the roofing manufacturer have a pre-qualification process?
Yes, and the criteria are demanding. We are pre-qualified with many manufacturers, and in many cases the manufacturer grades our work against their requirements. We have consistently scored in the mid to high 90s, never below 94 out of 100, and we correct any issues before we leave the site.

Licensing & insurance

Are you licensed to perform this project?
Yes. In Florida, which license can legally perform which work matters a great deal. We hold three Certified General Contractor licenses, which Florida Statute defines as unlimited in scope of work. We are also an approved State of Florida DBPR instructor.
Are you insured and bonded?
Yes, and we carry well above the state minimums. Florida requires $50,000 property damage and $300,000 public liability. We greatly exceed that, and you are listed as additionally insured. We also carry workers' compensation coverage of $1 million, $1 million, and $1 million across the three categories, with you again listed as additionally insured, and we are bonded.
My painter says he can handle the stucco and wood repairs while painting. Is that allowed?
Often it is not. A painting contractor cannot legally perform stucco, concrete, or wood repair. On a building over three stories, even a licensed building contractor cannot legally perform that work; it requires a Certified General Contractor license like ours. Improper licensing can shut a project down until a properly licensed contractor makes the repairs. Handling everything under one Certified General Contractor contract avoids that risk, and we are happy to walk you through the licensing details.

How we work in your building

Beyond the occasional call or email, how can we follow progress?
We keep it simple with a password-protected portal. Whether you are local or up north for the summer, you can log in from your computer to see progress reports with photos.
How do you keep residents from flooding the board with calls and emails?
We post a notice on each unit a few days ahead of the work in that area, with the expected date and simple instructions for that unit. Attached to each notice is a communication page the resident can fill out and drop in a box at our on-site supply container. Our project foreman collects and addresses these every working day. This has proven to greatly reduce the minor questions that would otherwise reach the board, such as when a resident's area starts or when to move a car.
How do you handle noise, dust, and access to units?
We work within set hours to keep noise manageable, perform regular cleanups to keep the site tidy, and coordinate with our crews and residents whenever we need access to a unit.
How long will the project take?
We provide a projected timeline for every project. Because we work in sections, the disruption to any one resident is minimized. For example, on ten buildings of eight units each, we might complete two buildings per week from start to finish before moving to the next, so a resident's inconvenience is measured in one week rather than five.
Do you use diagnostic equipment to analyze issues like leaks?
Yes. Two of our primary tools are an infrared FLIR camera that detects moisture in suspect areas, and a Rilem tube that simulates ASTM test D-6904, a 98-mph wind-driven rain. These and other methods help us recommend the right way to correct an issue rather than relying on a visual look alone.

Pricing & change orders

How does the proposal and pricing process work?
After your call, we schedule a day to look at the property. We discuss what you need priced, take measurements and notes, then put together a proposal. Pricing depends on the type of repair, access, equipment, and more, so every job is priced individually.
We were surprised by change orders on our last project. Do you have hidden charges?
No. We will not invoice for work performed outside our written agreement. If an unforeseen condition is discovered, we provide a written proposal first. In many cases we forecast likely conditions and give you an up-front price, sometimes as unit pricing, so you are never left with an open-checkbook situation.
